Therma-Tru Door Installation: The Doral Owner’s Guide

Therma-Tru door installation in Doral typically runs $450-$1,250 installed for a standard slab swap, and $1,800-$4,200 when the full frame unit comes out. We stock Therma-Tru-compatible thresholds, weatherstripping, corner seals, and hinge kits on the truck, so most door repairs here get done in one visit. The way Doral homeowners usually find us is the same story: a door that won’t latch clean by August, daylight coming through the sweep, or a frame corner that’s started to rot at the bottom from three summers of afternoon downpours.

Dale Kessler has watched this city go from nurseries to neighborhoods, and he’ll tell you the same thing he tells his crews: most Therma-Tru doors don’t fail. The installation around them does. That’s what this page is about.

Which Therma-Tru Models This Applies To

We work on the full Therma-Tru residential lineup, including Smooth-Star, Fiber-Classic, Pulse, and Classic-Craft door systems. If you have a Therma-Tru door in Doral, it’s almost certainly one of those four series, and each one has its own hinge prep and threshold geometry. Here’s the gotcha most people miss: Therma-Tru fiberglass doors are not a one-size-fits-all situation. A Smooth-Star slab that measures 36″ x 80″ will not drop into a Classic-Craft frame without modifying the hinge mortises, and the screw pattern on the threshold is different between series.

The model identification is usually on a sticker or plate on the hinge edge of the slab, near the bottom. If that’s worn off – common in Doral, where humidity gets into everything – measure the slab thickness and the hinge placement. Smooth-Star and Fiber-Classic run 1-3/4″ thick standard. Classic-Craft units can be 2-1/4″ at the lock stile. On replacement parts, we install Therma-Tru OEM components when the door is under manufacturer warranty, because anything else can void it. For doors past warranty, there are quality aftermarket thresholds and seals that hold up just as well for less money. We’ll show you both options on paper before we reach for a tool.

Signs Your Therma-Tru Door Installation Is Failing

In Doral’s heat and wet season, these are the five things we see week in and week out:

  • The door binds at the top latch-side corner in summer. Fiberglass expands in heat, and if the rough opening wasn’t right when the unit went in, the slab has nowhere to go. The fix is usually re-shimming the frame, not planing the door. The opening has to be right before the window can be, and the same rule applies to every door we set.
  • Water stains at the bottom interior corner after a storm. This is almost always a threshold that’s lost its seal against the sill pan, or a corner pad that’s compressed. In Doral, a 3:00 PM thunderstorm can drop an inch of water against your door in twenty minutes. If the cap and pan aren’t lapped correctly, that water finds its way in.
  • The sweep drags or leaves a visible gap of daylight. Therma-Tru sweeps wear out in about five to seven years in our climate. Once they go flat on one side, you’re paying to air-condition NW 107th Avenue. A new sweep is a twenty-minute fix if the threshold is still sound.
  • The deadbolt no longer lines up with the strike plate. This means the hinges are wearing or the door has settled. It’s not just an annoyance. If the bolt doesn’t throw fully, you’ve lost real security and the lock mechanism is fighting itself every time you use it.
  • You hear wind whistling around the weatherstripping even after you replace it. That’s a frame alignment issue, not a weatherstrip issue. The seal can only compress so far. If the frame is racked, no strip will fix it.

Replacement Cost & What’s Included

Here’s the honest Doral pricing picture, because you’ve earned the straight answer.

  • Sweep or weatherstrip replacement: $85-$180 installed, parts included. We stock Therma-Tru and equivalent profiles on the truck.
  • Threshold replacement: $220-$430 installed, depending on whether it’s an adjustable cap or a full-width threshold with composite core.
  • Hinge replacement (set of three): $150-$260 installed. We match the finish and the screw pattern to the series.
  • Slab-only installation into your existing frame: $450-$800 plus the slab, which runs $600-$1,800 depending on series and glass package.
  • Full frame unit tear-out and replacement: $1,800-$4,200 installed, including disposal, shim work, interior and exterior trim, and re-flashing at the threshold.

Every quote is written line-item, on paper, before any work starts. You’ll see the part cost, the labor, and what’s covered under The Keystone Standard. Both manufacturer warranty layers get registered in writing before our truck leaves your driveway, and our Done Right Promise covers the workmanship. If it’s not done right, we make it right. No paperwork fights.

DIY or Call Us?

A Therma-Tru door slab is a two-person lift, and the wrong move with a hinge mortise or a threshold screw strip means you’re ordering a part twice. If you want to check something yourself before calling, look at the sweep, the weatherstrip, and the threshold cap. See if the screws are tight, if the strip is flattened, if the cap is cracked. Those are safe to inspect.

What we don’t recommend doing yourself is pulling the slab off the hinges to swap a threshold, or trying to re-shim a frame that’s binding. Fiberglass doors are heavy, they shift fast, and a dropped Therma-Tru slab can damage the hinge bosses on the door itself. Then you’ve turned a $200 threshold job into a $900 slab replacement. If you’re in Doral and the door is fighting you, call us at (386) 854-7948. We’ll send a background-checked technician who measures twice and quotes before he touches anything.

What Neighbors Say About TruePane Windows & Doors

★★★★

"Sliding door had been dragging for years. They quoted a repair first, said the track was shot, then priced the replacement both ways on paper. No pressure either direction. Door glides with one finger now."

CCarol M.
★★★★

"Energy bill was the reason we called. They did not oversell - said the two worst walls of windows would do most of the work and we could stop there. Did those eight with the Low-E glass. August electric bill tells the story."

HHarold W.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★

"Had fog between the panes in four windows. They explained the seals had failed and argon was long gone, replaced the glass units instead of selling me whole windows. Honest outfit."

FFrank D.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."
